  • What I Do

    • Obtain missing signatures on Offer to Purchase and Disclosures as needed

    • Add all documents into brokerage account

    • Coordinate delivery of option and EM

    • Obtain signed copies of option & EM receipt

    • Constant communication with all parties to ensure deadlines are met.

    • Create a welcome letter and send to all parties that are part of the deal.

    • Create a separate welcome letter introducing the title company to the seller.

    • Send out (with guidance from agent) repair negotiations & amendments to clients for electronic signatures

    • Confirm repair request executed prior to option period ending

    • Collect repair receipts/invoices from clients and send to all parties upon request

    • Confirm final walk-through & key handover upon request

    • Help coordinate closing times for your clients

    What You Do

    • All negotiations between yourself and the other agent

    • Explain to your clients what to expect and what the contracts mean that they are signing

  • $ 375

    • Must have 3 or more active agents to be considered a team.

    • I provide a TMS login that you as a team lead will have full access to.

    • I give the same level of service to each team member as I do to my own individual agents.

  • Pricing:

    $ 400

    What I Do:

    • Add all documents to your brokerage account no later than the next business day

    • Look over listing documents and assess them for any errors

    • Obtain missing signatures or send out amendments if needed

    • Send out any compliance documents or disclosures if necessary

    • Introduce myself to the client via email

    • Add the listing into any MLS within 48 hours (about 2 days) or sooner once I get the following Items:

    o Pictures of the property

    o Listing Agreement

    o Seller’s Disclosure

    • I will send out listing updates to you as the agent every week for how long it's been on the market as well as what the price started as and what it is currently. After the first month I send out updates once a month until you are 30 days’ out from expiring

    Then I send a countdown weekly to remind you of the upcoming deadline

    What You Do:

    • The Agent is responsible for getting the exclusive right to sell, negotiating with the seller, scheduling pictures, cleaning, staging, doing showings, marketing, removing or adding signs or lockboxes and hosting open houses.

    What I Do:

    • Obtain missing signatures on offer to purchase and disclosures as needed

    • Add all documents to your Brokerages software system

    • Coordinate delivery of option and earnest money

    • Email executed paperwork to client

    • Create a welcome letter and send to all parties that are part of the deal

    • Create a separate welcome letter introducing the lender and title company to buyer

    • Obtain signed copies of option & EM receipt from the title company

    • Email executed paperwork to client, lender & title

    • Maintain constant communication with listing agent,

    lender & title company to ensure deadlines are being met.

    • Confirm repair request is executed prior to option ending

    Draft/Send (With your guidance) repair request &

    amendments to the contract to clients for electronic signatures

    • Obtain Repair Receipts from Listing Agent

    • Send out reminders to the agent for all contingency dates and weekly updates on the deal.

    • Obtain Utility Information from listing agent upon request

    • Confirm survey is in If needed

    • Confirm with title or agent on HOA docs being ordered on time

    • Follow up with title and client for closing appointments upon request

    • Retrieve all documents needed for broker’s office for file compliance

    Under Contract

    What You Do

  • Pricing:

    $ 450

    If the transaction I am hired for does not have an opposing agent then the transaction is considered to be "One side unrepped". This includes New Builds only if they are done with a TREC contract.

    What I Do

    • I will send out the Unrepped IABS, the Unrepped Wire Fraud, and the agreement stating the seller will pay the buyers agent commission if this is agreed upon.

  • $ 600

    *This only occurs when the buyer of the property fills out a buyer tenant rep agreement and when the seller fills out a listing agreement with you as the agent for both.

    Representing Buyer And Seller as Intermediary -

    If you have your buyer and seller sign an intermediary notice and they decide to use, you as an intermediary for both the listing and the buyer then I will do all services mentioned above and treat each side to the “full-service treatment” as mentioned in the Listing and Purchase tabs above.

    One Represented Side and One Unrepresented Side - $550

    If you are working with an unrepresented buyer, then I will treat your client (Purchase or Listing) as explained above and send out the unrepresented forms to the unrepresented side for signature.
